The system the operation runs on every day to manage third-party properties: developments and housing units, owners, guests, maintenance and cleaning tickets, role-based access and audit logs. Built and evolved as an ongoing consultancy since 2024.
Real-Estate Auction Intelligence
Turns scattered auction listings into a queryable base for deciding which property is worth looking at: 2,841 properties tracked, 1,633 active and 1,887 price snapshots over time. Automated collection, a data-quality layer that quarantines incomplete records before they become a number, and panels for coverage, freshness and price movement.
WhatsApp Service Bot
Customer-service bot for WhatsApp that answers in a human, natural tone, grounded by RAG over the business knowledge base. Official WhatsApp Business API, hexagonal architecture and Supabase.
AI Social Media Pipeline
Ecosystem that generates, edits and publishes video content autonomously: LLM scripts, voice synthesis, video assembly and scheduled publishing, with monitoring and Telegram alerts.
OctusForge — Octus-Naut
Single-product store for the Octus-Naut, a collectible toyart in a limited run of 100 numbered pieces, hand-modelled and hand-painted. The whole flow, from product to payment: the piece and its craft process, plus a three-step checkout of its own — delivery, payment and review — on desktop and mobile. Freelance project.
Financial Sentiment Analysis
ETL system that collects news from multiple sources and classifies sentiment on stocks and ETFs with transformer models, producing structured insights for investment decisions.

03 About
B.Sc. in Computer Engineering (PUCPR) and one obsession: taking AI out of the notebook and into production.
I work as an AI developer and consultant — from RAG chatbots and vector databases to ETL pipelines for large data volumes, ML/DL models (NLP, forecasting, computer vision) and LLM integrations with fallback, monitoring and retraining. I also build the product around the model: APIs, frontends and cloud infrastructure.
Founder of Dark Marlin, the software studio under which I deliver complete platforms for clients.
